New boundary walls and existing party fence walls
Party wall surveyor in Harrow
Building at a boundary in Harrow or Pinner? A new wall at the line of junction has a different notice route from work to an existing party wall. We check the proposal before the notice is drafted.
Establish what is being built and where it will stand
For a new wall at the boundary, distinguish a wall wholly on the building owner's land from one proposed astride the line. A wall astride the boundary needs the adjoining owner's consent. Section 1 has a different procedure from a party structure notice; lack of a reply should not be treated as consent to place the wall on both owners' land.
Distinguish a wall from an ordinary fence
A masonry party fence wall can have a different status from an ordinary timber fence. Boundary ownership, rights and the Party Wall Act are related questions but are not interchangeable. Send photographs, a plan showing the line and any title information before selecting a notice route.
Keep heritage and planning controls separate
Harrow's conservation-area information identifies local controls, including areas with Article 4 directions. A planning or heritage restriction does not replace the Act's neighbour procedure. We work from the construction proposal; we serve Harrow from our Fitzrovia office. Our published visitor office is in Fitzrovia.

Questions about party wall work in Harrow
Can I build a new wall astride the boundary without consent?
No. Section 1 requires consent for an astride-boundary wall. A wall wholly on your own land follows a different route.
Does a timber fence count as a party fence wall?
An ordinary timber fence is not a party fence wall simply because it follows the boundary. Check the actual structure and rights before deciding what procedure applies.
Who normally pays the surveyor's fees?
The building owner normally pays reasonable surveyor costs. Under section 10(13), the surveyors determine who pays reasonable costs arising from the dispute. Check the written appointment terms as well as any award; we explain our invoicing arrangements before instruction.
